ENVIRONMENTAL ENGINEERS & CONSULTANTS
GETTING TO THE CORE OF ENVIRONMENTAL SOLUTIONS
Alpha Environmental is an environmental engineering and consulting firm committed to solving today's environmental issues within a regulated community. We offer clients solid recommendations, supported by well-researched reports, in a timely and affordable manner. Our goal is to provide consulting services and reduce the risk level associated with real estate transfers and lending.
Confronting the existence of potential environmental liabilities is an unavoidable element of a real estate transaction. Environmental issues can be expensive to resolve, and at times may cost more than the property itself. Environmental site assessments, also known as Phase 1 investigations, are the basic defense in minimizing legal risk and liability for both the purchaser of a commercial property and their lender. Keep scrolling to discover what sets us apart from our competitors.
Established in 1993, Alpha Environmental has provided excellent evaluations and customer service to its clients.
Each of Alpha's senior engineers and geologists has more than 15 years experience in the environmental assessment and remediation industry with several thousand site appraisals for commercial real estate transactions.
Each assessment is performed by a specialized professional who understands today's changing regulatory environment and various associated liabilities.
Alpha turns-around Phase 1 ESA's typically in 7-10 business days in comparison to the competition, which takes 10-15 business days. Often we can get our clients the critical information faster (when necessary) to make informed business decisions and meet critical deadlines.
At Alpha we believe that no deadline is too soon!
Alpha reports set industry standards which are easy to understand, well researched, consistent, and professionally illustrated.
Our concise executive summary in each report clearly details the depth of research for each property. We never withhold conclusively reportings in our findings and recommendations.
After summarizing the key findings of the evaluation, each executive summary clearly states 1) any environmental concerns with the property; 2) our recommendations; and 3) any evidence of related regulatory issues. We invite you to compare our reports with our competitors.
We believe you will see we are a cut-above. ASTM compliant reports meeting current industry standards as well as the AAI (All Appropriate Inquiry) government standard (circa 2006).
Alpha provides complete confidentiality concerning our reported findings.
Our price point is well below the competitive average. At the same time our quality is superior. In short, you are getting the best value for your money with Alpha Environmental.
Our clients often present us with tough environmental challenges. Our extensive experience with various regulatory agencies uniquely positions Alpha Environmental to recommend creative and sound solutions. Alpha can often customize action plans to fit the client's budget, rather than stretch the client's budget to meet a rigid solution.
Superior Customer Service
To ensure smooth communication, Alpha promises project transparency and consistent feedback throughout the process to keep our clients apprised. Our clients are always able to speak to a consultant working directly on their project to get preliminary findings before the compilation of the report. This extra level of customer service means a great deal to our clients who often have to make quick and sound business decisions.
Alpha provides the full spectrum of environmental solutions from transaction screen assessments to site remediation. A lot of our competition is not qualified or incapable of providing remediation services when warranted.
"It is our philosophy that when you come to an environmental company for assistance, you should get their assistance all the way through to completion. and not be asked to contact someone else for the remediation services." - Saurabh Jawa, CEO

Alpha has worked for a variety of clients, for residential, commercial, industrial and agricultural sites. The projects have varied from something as simple as a small residential dwelling to complicated industries such as paper and metal industries. The following is a partial list of some of the Financial Institutions, Companies, Government Bodies, and Clients served by Alpha in the past:
Alpha guarantees results within 7 to 10 business days. In many cases, our verbal reports can be provided within 5 days. However, if a site has a file with the lead agency, an appointment for a file review must be arranged, which can take weeks. Sometimes our clients elect to have us issue the Phase I report in our guaranteed turn-around time without the file review, even if a regulatory file exists on the subject property. In these cases, we follow up the report with a letter addressing any key items discovered through the file review.
Unless there is a known threat to human health and the environment, findings and conclusions generated through the Phase I process are not reportable to any governing state or federal agency. Our clients are not required to report any findings of the Phase I process to the agencies.
All information generated as part of the assessment process legally belongs to the client, unless specified otherwise.
Alpha is insured for $2,000,000 (aggregate) - General and Professional Liability with a California admitted, Grade A carrier. Alpha also carries workers compensation, as required by state law.

Alpha handles Phase I Environmental Site Assessments for single single-site and multi-site mergers, acquisitions, and divestitures. All assessments are performed in accordance with the most current ASTM E1527 and AAI (All Appropriate Inquiry) Standards for your protection, and include extensive research of the history of the property. The elements of a Phase I include:- All of the elements of a Transaction Screen
- Detailed Historical Review: 1) Topographic map review, 2) Title search or assessor records review for a 50-year period, 3) Zoning map review, 4) Aerial photography review for at least 50-year period, 5) Sanborn Map review, if readily available, 6) Building department records and other local records, 7) Historical atlases review, 8) Historic city directory review, 9) Historic land use map review

The objective of a Phase I ESA is to identify Recognized Environmental Conditions (REC). A REC is defined by ASTM E1527 as the presence or likely presence of any hazardous substances or petroleum products on a property under conditions that indicate an existing release, a past release, or a material threat of a release of any hazardous substances or petroleum products into structures on the property or into the ground, groundwater, or surface water at the site. The Phase I can identify the potential for environmental liability, not the existence of a definite problem. However, the process can bring to light factors that have the potential to cause environmental problems - factors such as:
Underground Storage Tanks (USTs),
septic systems, improper use / disposal / storage of chemicals and wastes, asbestos, and lead-based paints, surrounding properties that might pose a threat to the subsurface conditions, of the site, floor drains/dry wells and historical operations that may have impacted the subsurface beneath the site.
If Alpha identifies the likelihood of environmental contamination or Recognized Environmental Conditions as a result of the Phase I, further investigations, i.e. a Phase II Environmental Site Assessment is warranted. In deciding whether to proceed with the Phase II, clients must consider how much risk they are willing to accept if they do not perform follow-up testing to quantify their environmental exposure. Alpha Environmental can perform the warranted Phase II investigation subsequent to client's authorization. Alpha can also perform any follow-up work necessary to quantify your exposure - whether it's abating the asbestos or removing the UST. In addition, we can implement soil or groundwater investigations and/or other necessary remediation services.
Yes. Unless specified by the client, Alpha does not deviate from the ASTM (American Society of Testing and Materials) and AAI (All Appropriate Inquiry) standards. We will always adhere to the most current ASTM and AAI standards.
